FFT with window and overlap and Fs

[txy,f] = tfestimate(x,y,window,noverlap,f,fs)
I want FFT to convert a time series data to frequency domain. I would also want to use these arguments such as hann window, overlap and nfft and fs. Please help me with correct syntax for the same. Thank you.
Y = fft(X,n) % does not include hann window, overlap and fs

Any time you talk about windows and overlap, you are no longer talking about FFT. FFT is a particular class of methods of implementing a discrete fourier transform (DFT) and DFT always work on all of the data.
You should instead look at functions such as spectrogram
